New Frontier Property Management provides specialization in receivership property management services. We work directly with lending institutions to protect their assets from further loss. Upon appointed as receiver, NFPM will inspect and document the property and immediately correct any health and safety issues. Condition Assessment / Short - Long Term Needs Timeline: Our Director of Operations will review in detail each property as they come to New Frontier and Sherrod Realty Group Commercial division are to provide the client an assessment of the current condition. The required repairs, a related cost estimate, and recommended repair time will address each found issue. The clients can then have the Operations Team establish a budget and time line for the work per their specific property requirements.
Contracts Review / Evaluations / Cost Savings - Cost Avoidance: All site contacts will be reviewed for potential cost savings for the Property, i.e. Janitorial, Landscaping, Electrical / Mechanical Services, Parking Lot sweeping, Pest Control, Locksmiths, Security, Window Washing, Waste Removal, etc.
Maintenance Oversight / 24 - 7 Call Center Services / Emergency Call Out Services: Our internal Operations Team can provide all the services normally contacted out on a property at very competitive rates. We offer Call Center Services for 24 hours a day x 7 days per week property coverage. The operations Teams can respond within 20 minutes to Emergency calls and stay at the Property until the site services issues are resolved for a flat rate.
Property Upgrades / Project Management Services: Each property to get it ready for sale may require minor repairs. Our Operations Teams can provide Project Management support oversight to effective the repairs, perform the work and contract out for the work as required. Operations and Maintenance / Capital Budgeting Development - Reporting: The Director of Operations can work with the Properties Team to formalize a running monthly O/M budget and recommend a Capital Spending Plan. These Service offering's can support the Property Team focus on their effort for the Center Leasing and eventual Sale. The new owners as part of their due diligence will require the budget of the day to day operations of the property and the Capital plan for ongoing repairs.
